Brunswick County Association of REALTORS® releases real estate statistics for February 2017; Listings, sales and average sales price up, days on market down

SHALLOTTE, N.C. – Brunswick County’s residential real estate market continues to demonstrate strength, according to statistics released by the Brunswick County Association of REALTORS®.

“Brunswick County’s residential real estate market continues to show growth and strength in all the right places,” said BCAR CEO Cynthia Walsh. “New listings and units sold both increased, and the average sales price for February reached a two-year high.  The average number of days on market continues to decrease and is now at 117 days, meaning sellers should be prepared to sell their home in four months or less. Identifying the right price point is a key factor in determining how quickly a home sells. Motivated sellers would be wise to utilize a REALTOR®, not just someone who has a real estate license, to guide them through the process and help them choose the best price point for their home.”

Three bedroom homes selling for $150,000-$199,999 were the largest sellers in February, with 32 total sales, and three bedroom homes selling for $200,000-$249,999 were second with 22 units sold.  The absorption rate notched up slightly from January, climbing to 7.25 months from 6.9 months. According to Walsh, this is likely due to a surge of new listings in January and February.  The absorption rate means that if sales continue at their current pace, and no new listings are added to the market, it would take 7.25 months to sell all inventory.

“Spring is just around the corner, it will be exciting to see how this market continues to bloom!” Walsh concluded.

BCAR Contributes to "Adopt-a-REALTOR®" campaign to assist members adversely impacted by Hurricane Matthew

NC REALTORS® recently announced a campaign, dubbed “Adopt a REALTOR®,” to help REALTOR® members who were adversely impacted by Hurricane Matthew. This program, which is administered through Homes4NC, is seeking donations from private donors, members, corporations and associations/boards to assist eligible members with their state and national dues. 
 
The Brunswick County Association of REALTORS® board of directors unanimously voted to make a $3000 donation to the fund.  In addition, the board unanimously voted to pay the state and national dues of any primary member of BCAR who is also a member of the Lumberton Council.  This donation paid for 17 BCAR member’ state and national dues and will assist many others who were impacted.   
 
“Our association’s members are committed to the communities in which they live and work,” said Ben Styers, 2017 BCAR President. “Hurricane Mathew negatively impacted many who live in the areas served by our association, and we are glad to be able to help our members whose lives were touched by the storm.”
 
The Brunswick County Association of REALTORS® works with Habitat for Humanity, Brunswick Family Assistance and other groups on a variety of community service projects. Brunswick County Association of REALTORS® releases real estate statistics for January 2017

SHALLOTTE, N.C. – Brunswick County’s residential real estate market is a healthy one, according to statistics released by Brunswick County Association of REALTORS®.

“While January is typically one of the slowest months for transactions and overall real estate activity, our market has continued to show strength entering 2017,” said BCAR CEO Cynthia Walsh. “We wrapped up 2016 with a strong, consistent, healthy market that saw no major spikes or dips. The market showed continued strength in January, with a 30% increase in units sold and an 18% increase in pending listings over the previous January. These positive numbers demonstrate that we are coming out of the gate strong in 2017.”


The number of new listings increased slightly in January, while the absorption rate dropped to 6.9 months, helping balance out the increase in listings. The absorption rate means that if sales continue at their current pace, and no new listings are added to the market, it would take 6.9 months to sell all inventory.
