Brunswick County Association of REALTORS® releases real estate statistics for February 2018

SHALLOTTE, N.C – Brunswick County’s residential real estate market continues to show strength in early 2018, with the number of sales increasing more than 27 percent in February compared to 2017, according to the latest statistics released by the Brunswick County Association of REALTORS®.

“Brunswick County’s real estate market continues to be strong and healthy, with sales outpacing those of previous years, even in the winter months,” said BCAR CEO Cynthia Walsh. “Pending sales are 11 percent higher than this time last year, giving us reason to believe strong sales growth will continue in 2018.”

According to the latest BCAR statistics, the number of new listings dropped 4.8 percent between February of 2017 and February of this year, from 582 to 554. The number of units sold increased 27.5 percent, from 236 in 2017 to 301 in 2018. The average sales price stayed at about $259,000.

Total sales volume rose 27.6 percent compared to last year, increasing from $61 million to $78 million.

According to Walsh, the average Brunswick County home selling now is a 1,700 square-foot, three-bedroom, two-bath home. Leland continued to have the largest number of sales in February, followed by Southport, Oak Island and Carolina Shores. 

Walsh also pointed out that Brunswick had more sales in February 2018 than in any month from 2008-2013.

Brunswick County Association of REALTORS® earns national recognition

The Brunswick County Association of REALTORS® has been recognized with both the 2017 RPAC Triple Crown and President’s Cup Awards, which recognize local associations that excel in supporting and promoting the REALTOR® Party. Brunswick County’s Brooke Rudd-Gaglie selected for N.C. REALTORS® Statewide Leadership Academy

OAK ISLAND, N.C. -- Brooke Rudd-Gaglie, a REALTOR® with Margaret Rudd and Associates and a member of the Brunswick County Association of REALTORS® board of directors, has been selected to participate in the North Carolina REALTORS® (NCR) 2018 Leadership Academy.

"Brooke Rudd-Gaglie is a leader in Brunswick County’s real estate community and we are excited that she has been selected as one of twelve students across the entire state for this year’s leadership academy,” said 2018 BCAR President Clif Cheek.

Brunswick County Association of REALTORS® releases real estate statistics for January 2018

SHALLOTTE, N.C – Brunswick County’s residential real estate market is continuing its consistent growth in the new year, with sales volume and average sale prices increasing and the number of new listings decreasing, according to the latest statistics released by the Brunswick County Association of REALTORS®.

“Brunswick County’s residential real estate market continued its trend of steady, consistent growth in the first month of 2018,” said BCAR CEO Cynthia Walsh. “The fact that the number of units sold continues to increase while the number of new listings continues to decrease points to a strong sellers’ market in 2018. If the current trends continue, we could see an absorption rate as low as three months by December.”

According to the latest BCAR statistics, the number of new listings dropped 11 percent last month compared to January of last year, going from 557 to 496. The number of units sold increased 8.3 percent, from 242 in January 2017 to 262 last month, and the average sales price jumped from $239,739 to $269,320, a 12.3 percent increase.

Total sales volume in January 2018 was 21.6 percent higher than the same period last year, increasing from $58 million to $70.56 million.

The absorption rate, which measures how long it would take to sell the existing inventory at the current rate of sales, dropped to exactly five months, a nearly 28% drop from January 2017. According to Walsh, there are fewer than 2,000 active listings in Brunswick County. The average number of days a home spends on market is hovering at around three months.

February also looks to be a good month for residential sales, Walsh said, noting that pending sales are up 30 percent over last year, and 35 percent of those are homes priced at $300,000 or higher.

“The groundhog may have seen its shadow, but there is no darkness in Brunswick County’s real estate market,” she said."

Brunswick County Association of REALTORS® releases year-end statistics for 2017; Sales top $1 billion for first time since 2005

SHALLOTTE, N.C. – Brunswick County’s residential real estate sales totaled $1.2 billion in 2017, crossing the billion-dollar threshold for the first time since 2005, and increased 32 percent over 2016, according to the most recent statistics from the Brunswick County Association of REALTORS®.

The number of units sold in 2017 jumped 23 percent over the previous year, increasing from 3,746 to 4,613. The average sales price increased 8.5 percent, from $243,610 to $261,925.

“Brunswick County’s residential real estate market demonstrated strong, steady growth throughout 2017, with total sales volume exceeding $1 billion for the first time since the recession,” BCAR CEO Cynthia Walsh said. “We are in strong shape heading into 2018, and we anticipate continued strong, steady growth.”

With more than 1,000 properties sold, the Leland area remained the county’s biggest selling market in 2017, with sales volume totaling $266 million. Southport followed with slightly more than 500 properties sold and a total sales volume of $154 million.

Residential sales in December increased 3.8 percent compared to the December 2016, from 344 to 357. The average sales price went from $248,000 this December compared to $264,923 last year, and total sales increased from $85.16 to $94.58 million, an 11 percent jump.
