Brunswick County real estate market experiences strong April, with increases across new listings and units sold

Brunswick County’s real estate market saw an uptick in activity from both buyers and sellers in April, with increases in new listings, sale prices, homes sold and total sales volume. While inventory is up, homes spent slightly fewer days on the market than last year.

“April is traditionally a strong month for real estate sales, and this year was no different,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS® (BCAR). “Last month we saw the most units sold during April with the exception of April 2021. Demand for luxury homes is riding high, and sellers are taking advantage of positive conditions by flooding the market with new listings.”

New listings increased 33.4% in April, from 560 to 747. Total sales volume also jumped 32.6%, from $201,150,000 to $266,760,000. This increase in total sales volume was driven in part by a strong luxury market, with 36 homes selling for more than $1 million. The largest transaction was in Caswell Beach, where a home sold for $3.9 million.

Prices also increased in April, with median sale prices jumping 6.3%, from $369,500 to $392,750, and average sales prices increasing 12.4%, from $452,033 to $508,120. The number of units sold increased 18%, from 445 last April to 525 last month. The absorption rate rose to its highest point at almost four months for the first time in over a year, buoyed by the large increase in new listings.

Year-to-date sales volume through April totaled $828,290,000, up 16.4% from $711,610,000 at the same point in 2023. The average year-to-date sales price increased 11.2% compared to the same point in 2023, from $436,213 to $484,907, while the median sales price increased 3.4%, from $365,020 to $377,425. The number of units sold through April is up 6.5% compared to last year, from 1,590 to 1,694 and the number of new listings increased 27.9%, from 2,185 to 2,795.
