Brunswick County’s residential real estate market stays strong through July

Brunswick County’s residential real estate market maintained momentum in July with new listings, units sold and total sales volume increasing compared to July 2023. Average sale prices increased slightly, while the median sale price decreased by just over one percent. The market’s year-to-date sales numbers are ahead of 2023’s pace.

“May and June are typically our market’s most active months, followed by a slow-down in July, but we bucked that trend this year,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS® (BCAR). “We continue to see strong activity from both buyers and sellers, and our market is still in seller’s market territory in spite of the increase in new listings. Overall, our market remains strong and is showing no signs of slowing down.”

New listings increased 23.2% in July compared to last year, from 538 to 663. The number of units sold increased 17.5%, from 451 to 530. Average sale prices increased 3.3%, from $457,533 to $472,602, while median sale prices decreased 1.1%, from $378,000 to $373,750. Total sales volume increased 21.4%, from $206,350,000 to $250,480,000. Then months supply of inventory held steady at four months. Below five months is typically considered seller’s market territory.

Year-to-date sales volume through July totaled $1,598,100,000, up 8% from $1,479,230,000 at the same point in 2023. The average year-to-date sale price increased 6.9% compared to the same point in 2023, from $447,001 to $477,989, while the median sale price increased 2.2%, from $366,404 to $374,509. The number of units sold through July is up 2.5% compared to last year, from 3,254 to 3,336 and the number of new listings increased 16.9%, from 4,167 to 4,870.
