Brunswick County real estate market sees strong growth in February

Brunswick County’s residential real estate market saw increases in total sales volume, prices, and new listings in February, along with a rise in luxury home sales compared to last year.

“February saw a surge in total sales volume, a slight increase in new listings, and significant year-over-year growth in home sales in Brunswick County,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS® (BCAR). “These trends, along with increased inventory, indicate a strong and competitive market as we move into spring.”

New listings increased 3.8% compared to last February, rising from 703 to 730. The number of homes sold increased 19.9%, from 336 to 403, while total sales volume jumped 26.6%, from $154,198,329 to $195,220,294. The average sales price increased 5.6% from $458,924 to $484,418, while the median sales decreased 1.6% from 368,320 to $362,500.

Brunswick County’s luxury market recorded 29 sales over $1 million, nearly double the number of luxury sales from February 2024. The largest sale in February 2025 was a $4.2 million home on Bald Head Island.

Year-to-date sales volume through February totaled $349,796,567, up 12% from $312,456,472 at the same point in 2024. The average year-to-date sales price increased 3.9%, from $465,668 to $483,735, while the median sales price decreased 0.7%, from $371,980 to $369,319. The number of units sold through February is up 7.7% compared to last year, increasing from 671 to 723, and the number of new listings rose 4.2%, from 1,299 to 1,353.

Nationally, there was a 4.2% year-over-year increase in existing home sales in February, with a 4.4% increase in the South, according to the National Association of REALTORS® (NAR). Brunswick County saw a 14% increase in existing home sales. Additionally, inventory in Brunswick County increased 41% month-over-month and 24% year-over-year, exceeding the national inventory increases of 5.1% and 17%, respectively.
