Brunswick County Association of REALTORS® releases real estate statistics for January 2019; County sees second-highest January sales in a decade

 Brunswick County’s residential real estate market opened 2019 in strong fashion, according to the latest statistics released by the Brunswick County Association of REALTORS®. January’s total sales volume was the second-highest in 10 years, trailing only January 2018.

“Even though January is typically a slow month in the real estate business, last month was our second-strongest January in a decade,” said BCAR CEO Cynthia Walsh. “Additionally, our inventory of available homes continues to be tight, pointing to a competitive seller’s market as Spring approaches. We look forward to a successful year in terms of growth and sales.”

The number of new listings increased 9.3 percent in January 2019 compared to last year, rising from 496 to 542, while the number of units sold decreased 8 percent, from 262 in January 2018 to 241 last month. The average sale price saw a slight dip from $269,320 to $257,555, while total sales volume fell 12 percent, from $70.56 million to $62.07 million. The absorption rate, which measures how long it would take to sell the current inventory of homes, is at 4.5 months and continues to trend downward, while the average number of days on market is hovering in the three-month range.
