Brunswick County Real Estate Market Demonstrates Strength, Consistency in June 2019

 Brunswick County’s residential real estate market demonstrated consistent strength in June, according to statistics released by the Brunswick County Association of REALTORS® (BCAR). The numbers for June 2019 are similar to the same period last year, with average sale prices increasing slightly and the inventory of available homes remaining tight.

“Brunswick County’s residential real estate market is running like a well-oiled machine – no huge spikes and no huge dips — just strong and steady,” said BCAR CEO Cynthia Walsh.

Brunswick County saw $142,740,000 in total sales volume in June 2019, a 3.5% decrease compared to June 2018. The number of units sold and new listings were both down slightly compared to last year. Units sold decreased 8.1%, falling from 534 in June 2018 to 491 last month. The number of new listings decreased 3.9%, and the average sales price was up 5% over 2018, rising from $276,833 last year to $290,722. Over the past year the average number of days a home stays on market has held steady between 80 and 90 days, while the absorption rate, which measures how long it would take to sell the currently inventory of available homes, has hovered between 5 and 5.5 months. 

Brunswick County’s top five markets so far this year are Leland with 567 sales, Southport with 292, Carolina Shores/Calabash at 253, Oak Island (mainland and island) at 242 & Ocean Isle (mainland and island) with 183 sales.
