Record year for Brunswick County real estate: $2.7 billion in sales


Brunswick County’s residential real estate market closed out 2024 with continued strong demand and a record high $2.7 billion in total sales volume, surpassing 2021’s record year. December alone saw a 22% increase in sales over the same month last year.
“If there’s a slowdown in the market it’s not here in Brunswick County,” said Cynthia Walsh BCAR CEO. “We finished the year on a strong note. From September to December, we saw a near double digit increase in sales month over month, which is impressive because those are traditionally some of the slowest months of the year. We also managed to beat our previous record in total sales volume despite selling 1,000 fewer homes than we did in 2021, which was another record-breaking year. All this goes to show that home values are staying strong in Brunswick County.”
Year End Stats
Total sales volume increased from $2,521,832,680 in 2023 to $2,753,130,595 in 2024. Average sales prices for the year were up 3.3% compared to 2023, from $464,055 to $479,328. Median sales prices increased slightly by 1.2%, from $371,115 to $375,570. New listings increased 18.4%, from 6,509 to 7,707, and the number of units sold increased 6.9%, from 5,375 to 5,747.
December Stats
New listings were up 11.2% in December, from 348 to 387, and the number of units sold increased 22.4%, from 379 to 464. Average sales prices increased 5.1% from $461,227 to $484,773 and median sales prices increased 4.8%, from $352,900 to $370,000. Total sales volume increased 28.7%, from $174,805,161 to $224,934,891. Homes spent an average of 3-4 months on the market in December.
There were 28 sales of $1 million or more in December, with the highest at $3.9 million in Southport. While luxury homes typically take longer than the average days on market to sell, these 28 luxury homes spent an average of 48 days on the market.
