Brunswick County real estate market kicks of 2025 with numbers similar to 2024

Brunswick County’s residential real estate market started the year with numbers that mirrored the prior year. Prices remained steady, sales decreased slightly, and inventory increased slightly.
“This January was basically a mirror image of last January,” said Cynthia Walsh, BCAR CEO. “In Brunswick County, nearly every key stat was within a few percentage points of what we saw last year. Overall, our market is consistent and stable.”
New listings increased 4.5% in January compared to last year, from 596 to 623, while the number of units sold decreased 4.5%, from 335 to 320. Average sales prices increased 2.3%, from $472,412 to $483,051, and median sales prices remained nearly unchanged, rising just 0.1% from $375,640 to $376,138. Total sales volume declined 2.3%, from $158,258,143 to $154,576,273.
There were 21 sales of $1 million or more in January, with the highest at $3.5 million on Bald Head Island. Homes spent a median of 55 days on the market.
