March home sales among highest in past decade in Brunswick County

Brunswick County’s residential real estate market saw more homes sold and more new listings in March, while prices dropped slightly,  likely due to fewer high-dollar luxury sales compared to March 2024.

“March was one of the strongest months we’ve seen for units sold in the last decade, with the exception of 2021’s incomparable numbers,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS® (BCAR). “Even with fewer luxury sales, March proved that demand for homes in Brunswick County remains strong, and we saw a notable increase in new listings to help meet that demand.”

New listings increased 6.6% compared to last March, rising from 793 to 845. The number of homes sold increased 1.7%, from 515 to 524, while total sales volume decreased 7.8%, from $256,063,971 to $236,083,534. The average sales price decreased 9.4% from $497,212 to $450,541, and the median sales price decreased 3.3% from $372,990 to $360,500. Brunswick County’s luxury market recorded 25 sales over $1 million and one sale over $2 million.

Year-to-date sales volume through March totaled $585,880,101, up 3.1% from $568,520,443 at the same point in 2024. The average year-to-date sales price decreased 0.7%, from $476,183 to $472,670, while the median sales price decreased 1.6%, from $372,317 to $366,379. The number of units sold through March is up 5.1% compared to last year, increasing from 1,186 to 1,247, and the number of new listings rose 5.1%, from 2,092 to 2,198.
