Brunswick County real estate market sees July surge in sales

Brunswick County’s residential real estate market posted strong numbers in July, with the number of homes sold, total sales volume and pending sales all surging compared to last year.

“July’s numbers were hot in every way, shape, and form, and the surge in pending sales is a great indicator of what’s to come in the near future,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “With pending sales up 40% over last year and at their highest level in more than a year, we expect that momentum to carry as we approach the end of the year.”

New listings rose 13% compared to last July, climbing from 668 to 755. The number of homes sold jumped 16.9%, from 538 to 629, marking the highest monthly sales total so far in 2025 and the strongest one-month performance since mid-2021. Total sales volume increased 17.1%, from $250,480,000 to $293,210,611, the second-highest monthly total this year. The average sales price decreased 1.1%, from $471,165 to $466,154, while the median sales price increased 4.5%, from $371,750 to $388,495. Brunswick County’s luxury market was especially active in July 2025, with 34 sales over $1 million, including a $5 million sale and two $3 million sales on Bald Head Island. Inventory is up 16.5% compared to the same point last year, pushing the absorption rate to five months, while the average days on market remains under 90. The absorption rate measures how long it would take to sell off available inventory. Pending sales were also strong, up 40% compared to last July and reaching their highest level in more than a year, signaling continued momentum heading into August.

Year-to-date sales volume through July totaled $1,690,839,552, up 5% from $1,610,005,972 at the same point in 2024. The average year-to-date sales price saw a slight 0.3% decrease, from $476,968 to $475,651, while the median sales price also dipped slightly by 0.2%, from $373,814 to $373,017. The number of units sold through July increased 5.5% compared to last year, rising from 3,374 to 3,559, and new listings are up 10.7%, from 4,935 to 5,463.
