Brunswick County sees highest real estate sales of year in August, topping $325 million


Brunswick County’s residential real estate market recorded its highest sales volume of 2025 in August, topping $325 million as home sales, new listings and luxury transactions surged compared to last year.
“August was nothing short of historic for Brunswick County’s real estate market,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “We recorded more than $325 million in sales for the month, including 57 sales of $1 million or more and a $4.8 million transaction on Bald Head Island. Those big-ticket deals helped push us past $2 billion in sales for the year, a milestone that would have been unthinkable just five years ago.”
New listings increased 23.3% compared to last August, climbing from 666 to 821. The number of homes sold jumped 15.2%, from 539 to 621, with 38% of sales consisting of new construction. Total sales volume rose 23.2%, from $263,823,147 to $325,026,307, the highest monthly total so far in 2025. The average sales price increased 6.9%, from $489,468 to $523,391, while the median sales price rose 2%, from $384,315 to $392,082. Brunswick County’s luxury market was especially active, with 57 sales over $1 million, including a $4.8 million transaction on Bald Head Island and two $3.5 million sales in Ocean Isle Beach. The absorption rate dipped below five months in August as average days on market held steady at just over two months.
Year-to-date sales volume through August totaled $2,015,865,859, a 7.6% increase over the $1,873,829,119 recorded at the same point in 2024. The number of units sold rose 6.8% year-over-year, from 3,913 to 4,180, while new listings climbed 12.2%, from 5,601 to 6,284. The average sales price is up 0.6% compared to 2024, rising from $478,530 to $481,618, while the median sales price is holding steady at $375,400.
