Brunswick County real estate market mirrors last year during October


Brunswick County’s residential real estate market saw very similar numbers to October 2025 last month, with the exception of a few more new listings. Meanwhile, sales and prices remained steady overall.
“October 2025 is almost a carbon copy of October 2024, which is not a bad thing,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “The major takeaway from last month’s numbers is that our market is stable as we head into the holidays, when there’s typically less real estate activity.”
New listings increased 5.6% compared to last October, climbing from 666 to 703. The number of homes sold increased slightly by 1.2%, from 514 to 520, while total sales volume climbed 0.3%, from $247,708,055 to $248,337,341. The average sales price fell 0.9%, from $481,922 to $477,574, and the median sales price increased 1.5%, from $359,950 to $365,500. Brunswick County’s luxury market remained active, with 32 sales over $1 million, including one transaction over $3 million and five over $2 million.
Pending listings were also up almost 30% over October 2024. Nearly 64% of all sales in October were resales, not new construction. Resales are selling at 94% of their original list price and most spent under three months on the market
Year-to-date through October, Brunswick County’s total residential sales volume reached $2,534,151,185, up 8.6% from the same period in 2024. The number of homes sold increased 7.0%, from 4,903 to 5,245, while new listings rose 12.5%, from 6,864 to 7,722. The average sales price climbed 1.4%, from $475,729 to $482,584, and the median sales price rose 0.6% from $372,091 to $374,470
