Brunswick County real estate market maintains strength in January

Brunswick County’s residential real estate market opened the year with more new listings than last January and the highest number of January sales in three years.
“We usually expect January to be a sluggish month for real estate activity but this year is off to a strong start,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “We saw 367 sales, which is a very healthy number of sales for January. Ten years ago in 2016 there were only two months out of the entire year that saw that many sales.”
January 2026 Compared to January 2025
New listings increased 15.4% in January, from 638 to 736. Nearly 70% of the listings were resales and the remaining homes were new construction. The number of units sold was up 14.7%, from 320 to 367. Average sales prices increased slightly by 2.2%, from $483,051 to $493,504 and median sales prices fell slightly by 0.1%, from $376,138 to $375,729. Total sales volume increased 17.2%, from $154,576,273 to $181,115,805. Luxury sales held strong in January, with 31 homes selling for $1 million or more. The top eight sales in Bald Head Island is typically where we see the highest prices, however the top eight sales in January were all located in other areas, including the largest sale, which was a $4.5 million home in Ocean Isle Beach.
