Brunswick County real estate market sees highest single-month sales volume in past five years


Brunswick County’s residential real estate market reached new heights in May, posting its strongest sales month of the year and highest single-month sales volume in the past five years. Year-to-date total sales volume is also outpacing last year’s numbers.
“May was an exceptionally strong month for Brunswick County real estate,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “We saw a noticeable uptick in buyer activity, strong sales performance, and growing momentum across the market. Properties moved more quickly and competition among buyers intensified last month. As evidenced by the number of pending sales, demand for homes remains strong in Brunswick County.”
May 2026 Compared to May 2025
New listings decreased 0.6%, from 884 to 879. The number of homes sold increased 19.2%, from 551 to 657. Average sale prices rose 10.9%, from $484,395 to $536,965, while the median sales price increased 0.8%, from $385,500 to $388,425. Total sales volume increased 32.2%, from $266,901,458 to $352,786,323, the highest single-month sales total volume in the past five years.
Of the 657 homes sold in May 2026, more than 50 properties sold above their listing price, including a majority of the homes that were resales. Fifty-two properties sold for $1 million or more. The four largest sales occurred on Bald Head Island and included transactions of $5.8 million, $3.65 million, and two sales at $2.8 million. Homes spent an average of approximately 85 days on the market, down from 95 days in April.
Year-to-Date
Year-to-date, new listings increased 6.5% compared to 2025, from 4,001 to 4,263. The number of units sold increased 7.6%, from 2,370 to 2,549. Average sale prices rose 5.7%, from $468,282 to $495,207, while median sale prices increased 4.8%, from $366,564 to $383,984. Total sales volume increased 14.9%, from $1,104,754,382 to $1,268,940,978.
