Strong sales in Brunswick County’s residential real estate market during July

Brunswick County’s residential real estate market remained active in July, with more homes sold in July 2026 than any single month in 2025. The number of new listings, prices and sales volume also increased compared to last July.

“Sales typically drop off some in July, but this year our market has remained strong all summer,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “If this momentum continues, we could pass $2 billion in total sales for the year when August’s numbers come out.”

July 2026 Compared to July 2025

New listings increased 7.6%, from 767 to 825. The number of homes sold increased 4.4%, from 643 to 671. Average sales prices increased 7.9%, from $462,345 to $498,859, while the median sales price increased 10.2%, from $359,999 to $396,750. Total sales volume climbed 12.6%, from $297,287,963 to $334,734,111.

Of the 671 homes sold in July 2026, 37 sold for $1 million or more, with the highest sales at $2.9 million in Ocean Isle Beach, $2.8 million in Sunset Beach and $2.7 million on Bald Head Island. Another 30 homes sold for $200,000 or less. New construction accounted for 37% of the homes sold in July. The absorption rate fell to just under four months, while the average time homes spent on the market remained just under three months. 

Year-to-Date

Year-to-date, new listings increased 6.2% compared to 2025, from 5,505 to 5,849. The number of units sold increased 10.0%, from 3,583 to 3,940. Average sales prices rose 5.5%, from $474,775 to $501,056, while the median sales price increased 4.9%, from $368,759 to $386,667. Total sales volume increased 17.0%, from $1,698,252,474 to $1,987,076,731.
