Brunswick County’s 2026 Housing Market Continues to Outpace Last Year

SHALLOTTE, N.C. —  Brunswick County’s residential real estate market continued to outpace 2025 through August, with year-to-date sales and total sales volume posting strong gains. Home prices remained steady although activity slowed down in August. 

“Historically, August has been a bit of a mixed bag, and this year was no exception,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “Although sales slowed down last month, prices remained steady and year-to-date sales continue to outpace 2025. Overall, the market remains closely aligned with last year’s pace.”

August 2026 Compared to August 2025

New listings decreased 5.5%, from 830 to 784. The number of homes sold decreased 8.9%, from 629 to 573. The average sales price decreased 4.0%, from $521,992 to $500,936, while the median sales price remained virtually unchanged at $392,000. Total sales volume decreased 12.6%, from $328,333,058 to $287,036,388.

Of the 573 homes sold in August 2026, 35 sold for $1 million or more. The nine highest-priced properties sold for between $2 million and nearly $3 million, with Bald Head Island, Oak Island and Ocean Isle Beach accounting for the five highest sales. Available inventory slowed during August, contributing to a decline in the absorption rate. Meanwhile, the average time homes spent on the market increased by approximately one week to 95 days.

Year-to-Date

Year-to-date, new listings increased 4.7% compared to 2025, from 6,335 to 6,633. The number of units sold increased 7.1%, from 4,212 to 4,513. The average sales price rose 4.2%, from $480,677 to $501,041, while the median sales price increased 4.2%, from $371,674 to $387,334. Total sales volume increased 12.2%, from $2,026,585,532 to $2,274,113,119.
