Brunswick County real estate market weathers the cold during February

REALTORS® open door to homeownership for almost 400 households

An unusually cold February wasn’t enough to cool off Brunswick County’s residential real estate market, with numbers comparable to February 2025 in spite of a major snowfall at the beginning of the month. 

“It’s normal for real estate activity to be slower during the winter months, and this February was on par with what we typically expect to see,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “While our weather was unusually cold and even featured a rare major snowstorm, Brunswick County REALTORS® managed to open the door to home ownership for almost 400 families.”

February 2026 Compared to February 2025

New listings decreased 0.7% in February, from 735 to 730. Nearly 70% of the listings were resales and the remaining were new construction. The number of units sold was down 4.1%, from 411 to 394. Average sales prices increased slightly by 0.1%, from $481,250 to $481,890 and median sales prices increased 6.5%, from $359,990 to $383,290. Total sales volume decreased 4.0%, from $197,793,762 to $189,864,757. 

February saw 22 homes sell for $1 million or more and the largest two sales clocked in at 3.2 million on Bald Head Island and Ocean Isle Beach. The average number of days on the market and the absorption rate each increased 10 days, with 110 days on the market and the absorption rate being 4.5 months.

Year-to-date, new listings increased 6.8%, from 1,373 to 1,466. The number of units sold was up 4.1%, from 731 to 761. Average sales prices increased 1.2%, from $482,151 to $487,697 and median sales prices rose 3.1%, from $368,064 to $379,510. Total sales volume increased 5.3%, from $352,370,035 to $370,980,562.
