Brunswick County Housing Market Posts Strongest June in Two Decades
Brunswick County’s residential real estate market reached another milestone in June, posting the highest number of June home sales in the past 20 years. Home sales and total sales volume both topped June 2025 levels, with year-to-date sales volume nearly 18% ahead of last year.
“June was one of the strongest months Brunswick County’s housing market has experienced in decades,” said Cynthia Walsh, CEO of the Brunswick County Association of REALTORS®. “Not only did home sales increase by 26.3% over last June, but we also recorded the highest number of June sales in at least 20 years. Demand continues to outpace available inventory, with homes selling more quickly and pending sales up significantly from a year ago. If this momentum continues, we could see another very active month for our local market in July.”
June 2026 Compared to June 2025
New listings increased 3.3%, from 737 to 761. The number of homes sold increased 26.3%, from 570 to 720, making June 2026 the strongest June for home sales in at least the past 20 years. Average sale prices increased 2.5%, from $519,667 to $532,502, while the median sales price edged up 0.4%, from $388,495 to $390,000. Total sales volume climbed 29.4%, from $296,210,129 to $383,401,642.
Of the 720 homes sold in June 2026, 62 properties sold for $1 million or more, including one sale of $4.3 million, six sales in the $3 million range, and 55 additional sales above $1 million. New construction accounted for 38% of the homes sold in June. The absorption rate remained at approximately four months in June, while the average time homes spent on the market fell below three months. Pending sales were approximately 20% higher than in June 2025.
Year-to-Date
Year-to-date, new listings increased 6% compared to 2025, from 4,738 to 5,024. The number of units sold increased 11.2%, from 2,940 to 3,269. Average sale prices rose 5.2%, from $476,847 to $501,423, while the median sales price increased 4.0%, from $370,219 to $384,987. Total sales volume increased 17.9%, from $1,400,964,511 to $1,652,342,620.
