Brunswick County surpasses $2 billion in year-to-date residential sales; market ahead of record 2020 pace

“Nothing short of amazing”

Brunswick County’s residential real estate market saw record sales last year, topping $2 billion for the first time. This year’s market is well ahead of last year’s record pace, and total sales in 2021 have already crossed the $2 billion threshold with three months to go. Year-to-date residential sales through September are up 38%, jumping from $1,482,223,000 last year to $2,045,109,429 this year. Thanks to a consistently tight inventory, total sales volume is up even though the number of homes sold in September was down slightly compared to 2020.

“Our market’s performance and consistency over the past two years have been nothing short of amazing,” said BCAR CEO Cynthia Walsh. “Sales are strong month-over-month, prices continue to increase, and homes continue to sell quickly. The fact that we’ve already exceeded $2 billion in sales for the year is mind-blowing. I expect the market to remain strong as we move into the winter months.”

Brunswick County saw $247,120,000 in total sales volume in September 2021, a 3.9% increase from last September’s $237,890,000. New listings and units sold were both down in September, highlighting the low inventory of available homes. The number of units sold decreased 16.8%, from 685 to 570, while new listings also dropped 10.4%, from 624 to 559. The average sales price increased 24.7%, from 347,785 to $433,541. The increase in average sale prices continues to be fueled by luxury home sales, with almost 40% of homes in September selling for more than $500,000.

Year-to-date average sales prices have increased 20.9% compared to 2020, from $322,152 to $389,433. The number of units sold through September is up 16.2%, from 4505 to 5236. New listings increased 5.5%, from 5398 to 5694.
